2 The Old Stable Yard is a high quality conversion that comprises a riverside home of character situated within a virtual gated community of four individual homes, close to Blandford town centre.

The property was converted from the original stable block in 2001/02 and dates back to the 1800’s when they were owned and used by the Hall & Woodhouse Brewery. The open plan “zoned” living space stretches across the first floor and takes full advantage of the views over the garden and River Stour through French doors leading onto a Juliet balcony.

The use of natural materials including reclaimed timber flooring adds character to the living space which is well lit with conservation roof lights. Some of the original cast iron, small paned windows have been retained.

The property has a recently fitted ‘Country Image’ kitchen in burgundy high gloss with its clean finish black and white granite worktops. There is a range of fitted units incorporating a five ring gas Rangemaster with a 1.5 fan oven, inset stainless steel sink, integrated Bosch dishwasher and free standing Bosch fridge and freezer.

On the ground floor are three double bedrooms; bedroom 1 with en-suite double shower room and bedroom 2 both have French doors opening onto an area of decking. Bedroom 3 contains one of the three original cast iron paned windows.

The ground floor also has a utility room, housing the Glow worm compact boiler. There is a sink, LG washer/dryer, water softener and the third of the original lead cast iron paned windows.

The property is approached via a gravel driveway which leads to the residents parking and garaging. The garden is partly laid to lawn with a paved pathway leading past a 200 year old Spanish olive tree and to the stable-style front door.

The decking area which extends along the front of the property is fitted with spotlights and bordered with a range of mature plants, shrubs and grasses, providing an area for alfresco dining or entertaining.

Across the gravel drive is a further decked area providing a shared seating area right next to the river. Timber steps lead over the wall giving direct access to the river bank which is partly laid to lawn with patio areas and steps leading into the river.

At the far end of the development is a row of single garages with electric power points, one of which belongs to 2 The Old Stable Yard. There is ample visitors parking.

Symonds & Sampson’s Blandford office are offering this property for sale at a guide price of £465,000. For further information or to book a viewing call 01258 452670.
